Probably the biggest challenge for newly arrived foreigners is renting an apartment in Valencia. The traditional rental market is not really an option because owners (or real estate agents) will often require a nomina (employee contract), a huge deposit, and usually both. And on top of that you will be signing an untransparant long term lease for a unfurnished (or really poorly furnished) apartment.
Globexs offers the solution: Fully furnished apartments with flexible rental contracts. The only paperwork you need to rent a Globexs apartment is a copy of your passport. The apartments are ready to move in. You do not have to worry about wifi, electricity, water, gas, etc, and even bedlinen and towels are provided.
How much does renting an apartment in Valencia cost?
For renting an apartment in Valencia with Globexs you pay the following costs:a monthly rent (+ expenses), a 1 time agency fee, and a refundable deposit.
Monthly rent (+ expenses)
For every apartment on the Globexs website the rent is published. The rent of a Globexs apartment starts as low as 650€ per month. On top of this you pay the expenses of the apartment. These expenses are a fix cost and usually vary between 100€ and 175€ per month. This monthly cost include all utilities: water, electricity (max 80€/month), gas, wifi, final cleaning, community expenses, etc.
1 time agency fee
This is the Globexs commission. The agency fee depends on the length of the stay. If you sign a 1 or 2 month contract you pay less than if you pay a 11 month contract. The agency fee also depends on the apartment:
- 1-2 month contract: Between 250€ - 350€ + vat
- 3-5 month contract: Between 525€ - 725€ + vat
- 6-11 month contract: Between 950€ - 1 month rent + vat
The deposit is paid at the moment of the reservation of the apartment and usually ranges between 500€ and 1 month's rent, depending on the apartment. The deposit is refunded within a few days after check-out if there are no damages or excessive electricity use.
Budget apartments in Valencia
At Globexs we offer several very affordable apartments: Relatively spacious apartments (2 or 3 bedrooms), fully furnished, in a good neighbourhood, sometimes even with a terrace at very sharp prices. The following apartment can be rented for less than 700€. Mind you, you have to calculate the fix costs on top of these prices.
DAMA DE ELX - RENTING AN APARTMENT FOR LESS THAN 700€
3 bedroom apartment with terrace near Avenida Del Puerto. Right in the middle between the beach and the city center. Price per month: 690€ rent + 140€ expenses.
OBISPO - RENTING AN APARTMENT FOR LESS THAN 900€
3 bedroom apartment just south of Ruzafa (Avenida Peris y Valero), fully equipped and ready to move in. Price per month: 825€ rent + 150€ expenses.
Mid range apartment in Valencia
Most apartments on the expat rental market cost between 1000€ - 1500€ + expenses per month. These prices will give you a very good value for your money. 2 or 3 bedrooms, elevator, modern decoration, and sometimes even a private parking spot.

Renting a fabulous penthouse in Valencia
Are you looking for a fabulous penthouse apartment with a roof terrace? This stunning 2 bedroom, 2 bathroom penthouse right in the old city center is for rent for 1475€ + 175€ expenses.
Why are mid term expats rentals more expensive than traditional rentals?
Most apartments on the expat rental market (read: fully furnished, flexible contracts, mid-term 1-11 months, ready to move in) cost between 1000€ - 1500€ + expenses. Indeed, this is not cheap, but keep in mind that you also pay for the months that the apartment is empty.
I explain: Owners obviously want to maximize the income that their apartment generates. So often they prefer a continuous rental income on the traditional rental market over the risky and unstable mid-term expat market. Apartments on the mid-term rental market have an average occupancy rate of only 10 months/year. For 2 months a year the apartment does not generate an income. And... stuff breaks. Because the apartments are fully furnished the owners have to bear the costs of broken furniture, bedlinen and towel changes, missing kitchen items, etc. This explains why renting an apartment in Valencia for a few months only often seem very expensive.
