What services does Globexs offer to owners?
Globexs offers a publication and financial platform to owners who want to rent their house or apartment to expats for a period between 1-12 months. We bring the owner in touch with the expat, and during the complete stay we take care of the payments and customer service for both owner and tenant. In some destinations we also offer legal and fiscal advice to home owners.
How does Globexs make money?
Globexs is a relocation company whose customers are expats and digital nomads. Regarding housing, we charge to our customers an agency fee, a commission or a combination of both.
Is Globexs a real estate agency?
No, certainly not. Globexs is a relocation company: a service company for expats. We are a relocation company built around an apartment platform for companies, expats and digital nomads. We take care of our customers from the moment they arrive until the moment they leave. Besides housing we offer a wide range of relocation services to our customers.
Does Globexs offers more services besides rentals?
Absolutely. Globexs is a service company for expats and a wide package of relocation services, legal immigration services, and fiscal services.

What are expat rentals?

What is so specific about expat rentals?
The apartments are fully furnished, the expenses are included in the rent, and the average stay is 5-6 months.
What is an expat? Who are the tenants?
Expats are foreigners moving for professional reasons to a new country, for a specific period of time: Project managers, workers, professional athletes, digital nomads, film crews, etc.
What are my tax obligations as an owner?
We do not feel qualified to answer tax questions from owners outside Spain. We are a Spanish company operating in different countries and we cannot make any claims regarding the tax obligations of owners in the different countries. However, to owners in Spain only we offer fiscal and legal services.
Do I need special insurances for expat rentals?
We do not feel qualified to answer insurance questions. We are a Spanish company operating in different countries. We recommend every owner to contact his/her insurance agent.

How to become a Globexs owner

How to apply to become an owner?
If you are interested in publishing your apartment, you simply contact us (phone, email or online contact form), and you will be contacted by the Globexs agent in your destination.
How much does it cost?
This depends on the pack that you choose. However, we always charge a service fee of 2% of the rental price, for every booked month.
How will my property be published?
Once you are registered as an owner you will receive an email with a questionnaire about your property. We need you to fill this out as completely as possible. After verifying that the property meets all the requirements and the information about its characteristics is complete, we will publish the apartment in two languages (English and Spanish). Afterwards we will send you the link to the publication. If there are any changes that need to be made, you can always contact us and we will modify it.
Can I publish my apartment on other platforms?
Yes, Globexs does not require an exclusivity commitment from you, as long as you keep us posted about the availability of the property.

General housing questions

What requirements does my property have to meet?
The property must be ready to move into and have the minimum equipment, including: washing machine, television, electrical appliances, basic household goods, bed linen, towels and WiFi. We accept all properties on all locations.
Does it have to be available all year round to work with you?
No. It is not necessary to have the flat available all year round. Globexs does not require any kind of exclusivity. In fact, there are owners who combine several platforms depending on the season.
What is the minimum and maximum length of stay for which I can rent my property?
We offer rentals to expats for stays of 30 days or more. The maximum length of stay is 11 months.
How long do guests stay on average?
Guests stay an average of 5-6 months.
What is included in the rental price that I receive?
Included in the rental price are all the expenses: Wifi, water, electricity, gas, etc. The energy costs (only electrity + gas) are limited to a monthly maximum that is agreed upon in the rental contract. If the guest consumes more energy he will have to pay the difference.
Who pays the rent?
Tenants pay to Globexs and Globexs pays to the owners.
When do I receive the rent?
Owners receive the rent once a month. There are 2 paydays per month: On the 5th and on the 20th.

Bookings for my property

How will I know if a company is interested in renting my flat?
Globexs will contact you by email or phone with the details of the application so that you can accept or reject it.
Can I turn down an accommodation offer?
Yes, Globexs will always propose to you the tenant that best suits your flat, but if you don't want to close the deal, there is no problem. You are free to refuse, you always have control over your home.
Should I show the property to people interested in renting it?
That is up to the owner (as long as the privacy of current tenants is respected), but usually we do not organize visits prior to the rental.
Who does the cleaning, check-in and check-out?
This depends on the location of your property, but usually it is the owner that takes care of this. In Valencia these services are offered by the company Nestor (https://www.nestor-pm.com), which is a part of the Globexs group.
Who takes care of the contract?
Globexs takes care of the rental contract. The owner does not have to worry about this.
Who does the problem solving during the booking?
Globexs is the contact person during the full stay, for both the tenant and the owner.

Pricing & deposit

What price should I put on my property?
As the owner, it is you who decides the price at which you want to rent the property, although, we will advise you.
Is the rental price fixed?
No, the rental price can slightly vary depending on the length of the stay, but will always be determined together with the owner.
Who holds the deposit during the rental?
Globexs is in charge of the deposit. We keep it during the stay. After check-out we make sure that the property is returned properly. Only then, we will return the deposit. If there is anything that is broken etc. we will give the deposit to the owner. 
What happens if I have problems with the condition of the property at check-out?
In this case the tenant will not get the full deposit back. If there are any problems with the property after check-out, the owner will receive the deposit to fix this.
