How to rent an apartment in Belgium

The Rental Process
From application to check-in, here's how it works
Submit your application
Get in touch with us and one of our rental agents will get in touch with you to start the process. Make sure you fully understand the economic conditions correctly to avoid surprises.
Present the paperwork
Send the necessary documentation to your dedicated rental agent. Once your application is approved you will receive a booking confirmation or a (proforma) invoice.
Make the payment
Proceed to the payment of the first (proforma) invoice. Your booking is now pre-confirmed, and you are almost ready to pack your bags.
Sign the rental contract
Your rental agent will send you the rental contract. Once you have signed the contract your reservation is confirmed.
Wait for checkin instructions
Once you have signed the rental contract we start preparing your apartment. A few days before your arrival we get in touch with you with the practical arrangements.

The Economic Conditions
Once your application is approved you will receive a proforma invoice. You will be asked to pay the following costs upfront. All prices are transparent with no hidden fees.
First Month's Rent
Your rental agent confirms the monthly rent for this apartment
Agency Fee
€350-€1,200 + 21% VAT depending on booking length and rent amount
Security Deposit
Your rental agent confirms the deposit amount for this apartment
Linen / Concierge Fee
€150 + VAT for bedding and check-in service
Agency Fee Details:
- • 1-2 months: €350 + VAT (€450 if rent ≥ €2000/month)
- • 3-5 months: €650 + VAT (€750 if rent ≥ €2000/month)
- • 6-11 months: €1200 + VAT (€1400 if rent ≥ €2000/month)

- DNI / passport of each person that is going to stay at the apartment
- Email / phone number of each person that is going to stay at the apartment

- Financial evidence to confirm that you have enough financial liquidity to cover the rent of the complete stay (e.g. a current bank account statement)
