It is important to give the prospective tenant a realistic picture of the property. A picture says more than a thousand words.
The best way to avoid visits from interested tenants is by providing a walk-through video. This is as simple as turning on your video camera on your mobile phone and walk through every room in the apartment, preferably in less than 2 minutes.
A complete and honest description of the property is a must. This can be in your own words, in your own language. Our editors at the Globexs office will make it sound professional and attractive. Please talk about the apartment, the entrance, every room, the parking facilities, the neighborhood, the neighbors, etc… The more information the better.

The answer to this question depends on the location of the apartment.
In Spain many Globexs owners are foreigners who bought a second home apartment. They use their apartment for their yearly holiday, and use the Globexs platform to rent it out the rest of the year. This is perfectly fine if the owner communicates efficiently with Globexs: At the beginning of the year the owner communicates with Globexs when exactly he wants to make personal use of his apartment, and we organize the rentals around these dates. It is perfectly fine that the owner makes personal use of his apartment for 1-2 months a year.
In other countries such as Belgium and Holland the average duration of a standard rentals is a bit longer and the owners have a different profile. In Belgium we usually demand a more continuous availability from the owner. By all means, Globexs is not the right platform for owners who go on holiday for 6 months and make some extra income during their absence.

For temporary expat rentals, all properties must be fully furnished, equipped, and connected. These apartments need the following features:
What are the basic requirements for my apartment?
For long-term rentals in Valencia, unfurnished properties are accepted. Long-term rentals are managed under Spain's LAU (Ley de Arrendamientos Urbanos) and are exclusively available through the Superior plan. If you have an unfurnished apartment in Valencia and are interested in long-term rentals, please contact us to discuss your options.

The following house rules apply to all Globexs apartments (except when overruled by the rental contract).
In case one of the above house rules is not respected, this will be considered a serious error, which entitles the owner to immediately terminate the rental agreement, without notice, in which case the tenant is obliged to pay to the owner an indemnity of the amount of a full month’s rent for this error (in addition to other eventual costs for indemnification of damages that would be caused to the property by the tenant).
For temporary rentals (1-11 months): The Globexs apartments are only intended for use as a temporary housing accommodation. The tenant is not permitted to make it his/her principal or main place of residence unless specific permission is given in writing. The tenant shall immediately notify Globexs by registered letter if his/her principal or main place of residence changes.
For long-term rentals (12+ months under LAU): The property serves as the tenant’s principal residence. Tenants are entitled to register at the address (empadronamiento) and make it their main place of residence, as is standard under LAU regulations.
It is not permitted to exercise any trade or craft in the property, nor any other profession.
The property cannot entirely or partly be sublet or made available to third parties, nor can the rent be transferred to third parties.
If the tenant fails to meet the obligations stated above about the intended use of the property, the owner will consider this as a serious shortcoming, which entitles the owner to invoke the automatic dissolution of the agreement without prior notice and to charge the sum of a full month’s rent as a penalty to the tenant. Moreover, in that case, the owner is also entitled to claim damages, such as material damage and taxes to which the owner would be bound by the mere fact that the property is rented for a professional purpose.
Globexs is the contact person during the complete stay of the tenant. In case of problems, both the owner and the expat (tenant) contact their Globexs agent who will try to solve the problem by appropriate intermediation.
