General

Is it possible to visit the flats?
We operate in many cities and work to provide solutions to companies in all their destinations. As we would like to keep management costs affordable for the company, at the moment it is not possible for us to manage visits to all the flats we rent.However, in the dossier that the company receives with the proposals, you will have all the information about the flat. The photos, the exact  location, the price including expenses and the characteristics of the flat.
How do we set the prices of the flats?

Booking

What is the minimum and maximum time we can book?
We offer rentals from 30 days, depending on the city and always respecting the limits of local regulations. Although there is no maximum booking period, it is usual for the companies we work with to stay for less than 1 year. In any case, if you have to move for more than 1 year, tell us about your case at info@globexs.com.
I know when we are coming in but I don't know the exact departure date.
In these cases we recommend booking the minimum time that you are sure the trip will last. For example, if you are in doubt between 2 months or 2 and a half months, we recommend booking for 2 months and renew if necessary. Even so, if you are planning to renew, we recommend that you inform GLOBEXS as far in advance as possible.
What is your management fee?
The amount depends on the characteristics of the request: area, number of people, etc. We understand that this is a competitive price, in line with company budgets, and fair for the services we offer.
What do I do if I don't like the flat when I arrive?
We need to know the reasons for the non-conformity and study them in order to be able to provide a solution quickly. We can only take legal action if the flat does not fit within the characteristics that were promised at the beginning, as this would be a breach of contract. However, if it is something related to personal preference, we cannot take legal action, as it is not a breach.

Contract

What is the contract?
It is a fixed contract model that covers 90% of the typical cases in this type of seasonal accommodation. The contract is intended to be a written reflection of the agreements that have been reached between the two parties: the company and the owner.
How do I sign the rental contract?
The signature is done through a digital signature platform. You don't have to download any application or anything like that.
Why do I have to sign online and not in the traditional way?
At GLOBEXS we have to liaise with companies in different cities and even different countries. It is the most convenient, quickest and most valuable option. It is also more agile, more immediate than sending the contract by post, printing it, signing it and resending it.
What happens if we have to leave the flat before the end of the contract?
We insist on the binding force of the signing of a contract and the obligation it entails for the signing parties. If agreed in a clause of the contract, it will also specify what the landlord is entitled to withhold in case of breach of contract.
I want to renew the contract.
If you are planning to renew your stay, we recommend that you inform GLOBEXS as far in advance as possible. First of all we must check the availability of the accommodation where you are currently staying. If it is available we will sign a contract extension. If not, we will try to relocate the company to another flat with similar characteristics and conditions.
Do the flats come with a deposit?
The owners establish the amount of the deposit and the method of payment of the same, which, in any case, is returned on leaving the flat if it is handed over in the same conditions as at the entrance. According to the Ley de Arrendamientos Urbanos, landlords can set the deposit at the equivalent of 2 monthly payments, so any amount lower than this is an improvement for the company renting the flat.
How do I pay for electricity, water, gas, etc?
Basic utilities are included in the price.
What happens if we want to leave the flat before the end of the contract?
