Renting a Globexs apartment is easy and fast. Our rental agents guide you through the process. Of course, the first step is that you get in touch with us.
You can either do a search on our website, scroll through the apartments that appear, and apply for one of the options, or alternatively, you can get in touch with us directly. Either way, a dedicated Globexs rental agent will get in touch with you ASAP, and offer you the most suitable apartment for your stay.
Depending on the apartment and the destination tenants need to present certain documentation. The documentation required is described on the webpage of the apartment.
Once you have signed the contract and submitted the documentation, the rental agent will send you a booking confirmation, invoice or proforma invoice with our bank details. Your booking is confirmed when we receive the payment. We understand that plans can change, so our cancellation policy is as flexible as possible.
A few days before your arrival a Globexs rental agent brings the tenant in touch with the owner. From that moment on, the tenants has direct contact with the owner and the exact checkin date and time can be agreed.
The Globexs agent monitors the whole process, and remains the contact person for both the owner and the tenant during the complete duration of the rental.
We offer rentals from 30 days, depending on the city and always respecting the limits of local regulations. For example, in Brussels the minimum rental period is 3 months. Globexs never rents apartments for tourism purposes.
Although there is no maximum booking period, most bookings are shorter than 1 year. The purpose of the Globexs apartments is temporary accommodation, and no registration is allowed on the address.
In any case, if you have to move for more than 1 year, tell us about your case at perhaps we can bring you in touch with agencies that specialize in long term rentals.
We know the availability of our apartments maximum 6-8 weeks ahead. If you need an apartment more than 2 months in the future ,we are happy to answer your call, but it is impossible to send you a list of available apartments.
No problem, we will find a way to make things work. At Globexs we understand that plans change and that maximum flexibility is necessary.
In this case we recommend that you book your apartment with the most optimistic (earliest) arrival date, to guarantee the availability of the apartment. In case the travel plans change, and you arrive late, you have the right to delay the entry date by 1 week without penalty, with a 1 month’s written notice. During this 1 week, the apartment will be blocked for you. This term of 1 week can be extended after negotiation with the owner, under certain circumstances. Your Globexs agent will always be your contact person and negotiate the most flexible terms with the owner.
Again, maximum flexibility is in order. If you are not sure how long you will need the apartment, we will work with monthly contracts. You can extend your contract monthly. This is not financially the most optimal solution, because an extensión might be subject to an administration fee (Can I extend my booking), but it offers the tenant the flexibility he needs.
In this case, our general cancellation terms apply.
Usually Globexs does not organize visits prior to a booking, but the owner makes the final decision. If the owner lives close to the rental property he will perhaps allow a visit, but he is not obliged to do so. Very often a visit is impossible because the previous tenant has not checked-out yet.
At Globexs we publish the apartments as realistic as possible, and we encourage the owners to make a video. We make sure that tenants do not have unpleasant surprises when they arrive at the apartments.
Most of the published properties are “Globexs-properties”. Some of the published properties are “partner properties”.
Globexs properties are housing facilities of which the booking process is managed by Globexs. Partner properties are housing facilities that are fully managed by a third party, a Globexs partner. In other words: A booking in a Globexs property is managed by Globexs. A booking in a partner apartment is managed by the Globexs partner.
If you book a Globexs property your booking is subject to our general terms and conditions. You are likely to pay an agency fee and a linen fee. You enjoy the Globexs experience and a Globexs account manager is your contact person during your stay. However, if you book a partner property you are dealing directly with our partner, outside the Globexs platform. At Globexs we have no control over the booking process and/or the property you booked. Globexs has no liability and the booking is subject to the terms and conditions of the partner.
At Globexs we love pets!
However allowing a pet in a Globexs apartment depends on the owner only. In general very few owners allow pets. However, if you send us the cutest picture of your pet we can always ask the owner to make an exception.
If the owner allows pets usually a 2-month deposit is required.
If a tenants wants to make an extension of the contract he needs to give a written notice at least 2 weeks before the end of the contract. The extension will not be automatically approved or implied, but needs to be confirmed in writing by the owner.
An extension will be subject to an administration fee of 100€, and/or a new agency fee.
The owner has the right to terminate the lease at any time with 1 month’s notice without penalty.
The following cancellation policy applies for tenants in a Globexs apartment, unless overruled by the rental contract. For tenants in a partner apartment the cancellation policy of the owner applies.
The tenant has the right to cancel the booking with 2 months’ written notice without penalty. If however, the notice is less than 2 months but more than 1 month in advance, the tenant must pay a penalty of half a month’s rent. With a notice less than 1 month in advance, the tenant must pay a penalty of a full month’s rent. In case the booking was subject to an agency fee, the agency fee will not be returned under no circumstances.
The tenant has the right to cancel the rental agreement with 2 months’ written notice without penalty. If however, the notice is less than 2 months but more than 1 month in advance, the tenant must pay a penalty of half a month’s rent to Globexs. With a notice less than 1 month in advance, the tenant must pay a penalty of a full month’s rent to Globexs.
The following payment methods are accepted:
Paypal commissions or commissions from any other financial institution (banks, credit card companies,…) are always paid by the tenant. Globexs always needs to receive the exact amount.
