Brussels has a housing market unlike anywhere else in Europe, because a large share of its tenants arrive with an institution behind them and a fixed end date in front of them. Seconded national experts on 6-month postings. Embassy staff between residences. Consultants on a Commission project. NATO personnel in transition. Delegations that need four apartments for the length of a presidency.
These tenants share three requirements: furnished and ready on arrival, a contract that matches the posting rather than Belgian long-term lease law, and invoicing their administration can process. This has been part of our daily work at Globexs for two decades, and this guide covers the practical side: where to live relative to the EU quarter, what it costs in 2026, and how institutional invoicing works.
The EU quarter sits east of the city centre around Schuman, along Rue de la Loi and Rue Belliard, between Leopold Park and Cinquantenaire. The Commission, Council and Parliament are all within a 15-minute walk of each other. NATO headquarters is separate, in Evere near the airport road, and the embassies scatter across the leafy southeast, with a concentration around Avenue de Tervueren, Avenue Louise and Uccle.
Metro lines 1 and 5 run straight through the quarter (Schuman, Maelbeek, Arts-Loi), which means proximity to a station on those lines is worth more than raw distance on a map.
One thing outsiders miss: almost nobody lives in the EU quarter itself. It is office monoculture, impressive by day and empty by 8 pm, with limited groceries and restaurant life that closes with the institutions. People work at Schuman and live in the neighbourhoods around it.
Etterbeek. Directly south and east of the quarter. Walking distance to Schuman, everyday shopping on Place Jourdan (and the famous friterie there), honest mid-range prices. The default choice for staff who want a short commute above all. Furnished 1-bedrooms from €1,400.
Ixelles: Flagey and Châtelain. The international heart of residential Brussels. Ponds, markets, restaurants from every EU member state and then some, and a short bus or bike ride to the quarter. Châtelain skews younger and busier, Flagey slightly calmer. This is where most people end up happiest, and prices know it: from €1,500, premium units well beyond.
Saint-Gilles. Southwest of the centre, around the Parvis. More character per square metre than anywhere in Brussels, strong café life, good trams. The commute to Schuman is 25 to 35 minutes, which is the honest price of the charm. From €1,300.
Woluwe (Saint-Pierre and Saint-Lambert). East, along Avenue de Tervueren toward the embassy belt. Green, orderly, quiet, with larger apartments and easy parking. The family and diplomat choice, and metro line 1 runs straight to Schuman. From €1,500 for family-size furnished units.
Uccle. Further south, greener still, home to several international schools and many residences. Beautiful and calm, but count 30 to 45 minutes to the quarter. Works when the school run matters more than the commute. From €1,600.
Sablon and the centre. For short premium stays where a senior official wants restaurants and antiques rather than a neighbourhood routine. From €1,700.
Summary for furnished mid-term apartments, monthly, utilities sometimes included and otherwise €150 to €250 on top:
Etterbeek, Saint-Gilles: from €1,300 to €1,400
Ixelles, Woluwe: from €1,500
Uccle, Sablon, premium centre: from €1,600 to €1,700
A serviced business hotel near Schuman costs €130 to €200 per night. Past three or four weeks, the apartment wins on every line of the comparison, including the one HR surveys keep confirming: people last longer on postings when they have a kitchen and a living room.
This is where standard rental agencies give up and where the questions get specific, so here is the plain version of what we handle at Globexs:
Consolidated invoicing: one monthly invoice covering several apartments, addressed to the institution, embassy or company, in the format their administration requires. Purchase order references, mission numbers and specific billing addresses are normal requests, not exceptions.
Flexible dates per person: postings extend, elections change governments, projects slip. Contracts run from 1 to 11 months, and each apartment in a group booking can start and end on its own dates.
Discretion: for some diplomatic clients, the tenant's name does not appear where it does not need to. We are used to this and it does not need explaining twice.
Speed: a seconded expert sometimes gets three weeks' notice. From first email to keys can be under two weeks when the requirements are clear.
Brussels housing runs on the institutional calendar. The tightest window is late August through October, when new postings, stagiaire intakes and the political season all start at once. Good furnished stock near the quarter is booked weeks ahead. For a September arrival, start in June or July. January arrivals are easier; midsummer arrivals are easiest of all.
Stays over 90 days generally require registration with the commune of residence, and each of Brussels' 19 communes runs its own appointment system with its own waiting times. Diplomatic and EU staff often fall under special regimes handled through their institution or through Protocol. The rules depend entirely on status and nationality, so take specific advice. Official starting points: the Brussels Commissioner for Europe (commissioner.brussels), your own institution's welcome office, and stib-mivb.be for the transport network.
Live in Etterbeek for the commute, Ixelles for the life, Woluwe or Uccle for the family, Saint-Gilles for the character. Do not live in the EU quarter itself. Book two months ahead for autumn arrivals. And put the whole team on one invoice, because your administration has better things to fight about.
