If your house in Belgium is being renovated and you can't live in it during the works, a furnished apartment on a 1 to 11 month contract is the simplest temporary home: you move in with a suitcase, and one all-in monthly price covers rent and energy. Globexs furnished homes in Belgium start from €1,300 a month in Antwerp and from €1,500 in Ghent and Brussels, and our Belgian guests stay 5.3 months on average.
This guide is for homeowners in Flanders and Brussels who need a place to live while builders take over the house: what your options are, what a mid-term rental includes, and what to arrange with your gemeente before you move out.
Large works such as a new roof, insulation, a new heating system or a full strip-out often make a house unliveable for several months. In Flanders, renovation is also linked to buying a home: since 1 January 2023, anyone who buys a house or apartment with an energy label E or F must renovate it to at least label D within six years (the period was extended from five to six years in December 2025, according to vlaanderen.be). Many buyers choose to do the heavy work before they move in, or move out for a few months while it happens.
The question is always the same: where do we live while the contractor works, when nobody can say exactly how long the job will take?
| Staying with family | Hotel or aparthotel | Standard unfurnished lease | Furnished mid-term rental (Globexs) | |
|---|---|---|---|---|
| Furniture and kitchen | Shared | Room, sometimes a kitchenette | You bring everything | Fully furnished, full kitchen |
| Energy and utilities | Shared | Included | Contracts in your name | Included in one all-in price |
| Length | As long as everyone gets along | Per night | Usually a long commitment | 1 to 11 months, extendable by email |
| Space for a family | Limited | One or two rooms | Yes | Apartments and houses with 1 to 5 bedrooms |
| Ready to move in | Yes | Yes | After moving furniture and connecting utilities | The same or the next day after signing |
For a few weeks, family or a hotel can work. Once the works run past a month or two, most people want their own kitchen, a desk to work from and a predictable monthly cost. That is the gap a furnished mid-term rental fills. If you are weighing it against a classic lease, our guide on mid-term rental vs a standard lease in Belgium explains the difference.
