The best apartment for your stay is often gone before you start looking, not because Belgium is short of furnished housing, but because everyone arrives in the same few weeks. This guide explains when to book mid-term housing in Belgium: which months are busiest in Brussels, Antwerp and Ghent, what drives each peak, how far ahead to book in each season, and what it takes to move in on the day you sign.
September is the busiest month for mid-term housing in Belgium, so book early for an autumn start. After the summer holidays many new projects begin at once, and in Brussels, Ghent and Leuven the academic year starts in the same weeks.
As a rule of thumb:
For a September arrival, start looking in June or July.
For January, start in October or November.
For the rest of the year, three to six weeks is usually enough.
If you need to move in this week, it can still work, with fewer options to choose from.

These are planning ranges, not guarantees. A single large project can fill a neighbourhood in any month.
September is the peak because two calendars restart at once: business and education. Companies launch the projects that were signed off before the summer, teams that were on holiday in July and August arrive together, and employees who deferred a move until the school year come with their families.
The academic year adds a second layer. In 2026, classes started at ULB in Brussels on 14 September and at KU Leuven and Ghent University on 21 September. Most students rent student rooms rather than furnished apartments, but visiting researchers, PhD candidates, academic staff and students' families look for the same one- and two-bedroom apartments as project staff, in the same weeks.
What this means in practice: the widest choice for a September start is in June and July. By late August, the apartments left are usually the ones that are larger, further out or more expensive than planned.
January is often described as a second, smaller peak. New annual budgets open, projects approved in the autumn start, and some employers time relocations to the calendar year.
In Brussels, the EU calendar adds to this. The rotating presidency of the Council of the EU changes every six months, on 1 January and 1 July, which makes these natural start dates for postings linked to it.
January is less intense than September, but the booking window is shorter than it looks, because December holidays remove two weeks from everyone's planning. If you arrive in the first half of January, treat November as your deadline for choosing an apartment.

July and August are quiet on the ground and busy on the booking side. Many Belgian businesses close for part of the summer: in most of Flanders the construction holiday runs from mid-July to early August, and decision makers on the client side are away.
For you, summer is the moment to secure a September apartment. Arrivals in July and August themselves often find good availability, because the apartments that will be taken in September are still free.
Book by season, not by habit. Use this as a planning guide:
September arrival: start in June, sign by mid-July if the date is fixed.
January arrival: start in October, sign by the end of November.
Team arrival of five or more people: add four weeks to any of the ranges above, because you need apartments close to each other.
Other months: three to six weeks ahead is usually enough.
Uncertain start date: book the most likely date and keep the contract short. With a contract of one to eleven months, you can extend later.
The longer you plan to stay, the earlier you should look. A one-month stay can fit into a gap between two tenants; a nine-month stay needs an apartment that is free for the whole period.
